Selling your home:

Selling your home can be a very complex task.
The owner needs to take time to study and analyze
what is involved. The first decision that some owners
need to make is will the sale be handled
by a realtor or will this be a FSBO (for sale by owner).

Decisions about FSBO

If you plan to try it on your own, you need to know:

  • What price should I ask for my house?
  • How does this compare with other houses in the area that are currently for sale and others that have been sold.
  • What is its current market value?
  • How will I advertise? Signs, newspaper (local vs regional).
  • How much am I willing to spend on advertising?
  • How do I schedule/arrange possible buyer tours?
  • Can I handle possible buyer criticism about my home?
  • Where do I get legal forms for contracts?
  • How much time will this project take?
  • Will the net selling price be greater than paying real estate commission

(Most who try FSBO change their mind and have a realtor help with the sale of their home)

Contact a Realtor

  • Your realtor will prepare you and help you through all the steps of a house sale.
  • Your realtor will provide a current market assessment for your home and help you determine a listing and possible selling price.
  • Only a realtor can list on MLS.
  • Your realtor will also assist with the offers, possible counter offers and conditions contained within the contracts
  • Generally, in the agreement, you appoint the brokerage company as your agent.


Paper work to get ready.

  • Mortgage info.
  • Property tax assessment and bill
  • Survey
  • Bills for heat and electricity
  • Receipts (with dates) of major repairs. Ie. Roof or plumbing
  • Age of home

Things to think about.

  • List of fixtures – things that will be left with the property
  • List of chattle – things that I plan to take
  • Inclusions – things that I am willing to sell with property. Ie appliances
  • Exclusions – things that are part of the property but I plan to take with me.
  • Rental items
